Title insurance is your protection from losses as a result of defects in real estate titles and from the invalidity or unenforceability of mortgage liens. It will defend against a lawsuit attacking the title as insured or will reimburse the insured for the actual monetary loss incurred, up to the dollar amount of insurance provided by the policy.
Abstract of Title
An abstract of title lists all the owners of a piece of land, a house or a building before it came into possession of the present owner. It also records all deeds, wills, mortgages, and other documents that affect ownership of the property. An abstract describes a chain of transfers from owner to owner and any agreements by former owners that are binding on later owners.
